* Starting July 22nd Kona Makai will be starting the exterior painting project on Building 4.
Currently they are estimating between 1.5 - 2 Months to complete each building for this work.
Their current order for the painting of the buildings mentioned below with the possible affected dates.
Building 4 7/22 - 9-22
Building 5 9/22 - 11/22
Building 3 11/22 - 1/22
The painting and spalling contractor has agreed to take a break from work for Ironman and the Christmas holidays. Work will stop from October 21st-29th for Ironman. Work will stop from December 23rd- January 3rd for the Holidays
All dates are subject to change and Knutson & Associates has no say or control in if dates are changed. Dates are given by the complex's hired painting vendor.
The mentioned work will be affecting access to units at possible given times between the work being done on the building. Kona Makai will be sending notices of more specific dates that access will be affected between work hours. We unfortunately cannot provide any given dates for this. Other areas such as lanai access will be affected during times as well. Furthermore the AC will also not be allowed during specific times/dates when the work is going on.
Noise and obstructed views are also to be expected between the dates mentioned.
The contractor plans on beginning spalling repairs on building 2 on September 9th , 2024 at 8:00 am. They plan to set up a scaffold at the oceanside end of the building and they will begin work on the column supporting landings in the stairwell. The property manager was very helpful.
The vacation rental was very dirty.
I was more than happy with the location.
I was very dissatisfied with the condition of the vacation rental.
Overall, I do not recommend this vacation rental.

Needed to be remodeled 25 yrs ago. Everything, and I mean everything is old, dingy, dirty, rusty, stained or just falling apart. Old lumpy twin mattresses connected together pretending to be a king bed well good luck for a good night’s sleep. Everything in this unit is poor quality. Old furniture and all housewares looked like they came from thrift shops and garage sales. Owner hasn't spent a nickel he wasn't forced to. Stove replaced-too unsafe to operate, dishwasher died, not replaced, plumbing dreadful with leaky pipes-bathroom smells like a urinal on occasions from upper floors, occasional flooding in kitchen, bathtub doesn't drain well and sewer fly infestations. Filthy stained carpet. Property manager was excellent though; when the bath tub wouldn’t drain, bringing new towels (there was only 2), a new microwave when it died and finally replacing refrigerator door shelves that were duct taped on. But just lipstick on a pig.
