Pros: Condo on the beach. Spectacular view of the ocean. Walking distance to restaurants, bars, shopping, town, etc. Colorful decor & furniture. Walk-in shower. Parking literally at doorstep. BBQ area for cooking meals. A/C in both living room & bedroom - a rarity for this complex. Spacious patio seating a major bonus. Host responsive to suggestions.
Cons: Bedroom window right next to elevator/parking lot/main road. VERY loud at night time with suitcases, chatter, traffic, etc. No TV in bedroom was a major turn off for us…stayed at Kona Reef probably 30 previous times and never had a place without a TV in room, especially where it’s very needed to drown out the outside noise. Bring earplugs!
Needs improvement: Kitchen has lots of “stuff” but lacking of useful things - NO kitchen rags/towels/oven mits. Bed is EXTREMELY FIRM. Mismatched linens, pillowcases, towels always rubs me the wrong way. Only 4 forks. Acrylic glassware is old. Super uncomfortable furniture. Place needs an overall refresh & TLC.
FYI: Smoking area NOT where mentioned on building map but in a weird area in the farthest away part of building where it is VERY unsafe for women alone. Many homeless pass, ask for cigarettes & money. Smoking area was filthy/dirty/trashed. WE cleaned it. Literally picked up hundreds of cigarettes that were dropped out of the one stand up ashtray provided for MANY smokers. Building manager was rude when people were “caught” smoking where maps said to smoke!!!

The pictures and description are exact.
In fact, the amenities exceeded our expectations.
From the well appointed kitchen to the furniture in and out, from the comfortable king bed to the awesome hair drier, from some pretty fantastic robes to all the beach gear one needs to experience some of the best Hawaiian beaches.
We would definitely stay again. The only thing we would do differently is to rent a jeep ;)

Opted to choose a condo opposed to staying at Kona Outrigger for convention. Good choice especially for meal options in town. Condo had all the amenities and toys for island stay. Owner responsive to my request. Will suggest he post there is an 8am beach front yoga session next door.
