The Space:
The living room is comfortably situated with a 55" Smart TV (Netflix, Hulu, Disney +, etc), DVD player, a love seat, Queen sofa sleeper, and an iPod docking station. Enjoy the garden views from the living room or step outside to the private lanai. The lanai features a Viking stainless steel grill along with a dining area for 6.
The kitchen is equipped with stainless steel appliances, double oven, drip coffee maker, toaster, and more to make you feel right at home. Start off your day with a cup of joe on the lanai before heading out for your tropical adventures.
When it's time to call it a night, head to one of the 2 bedrooms. Each bedroom has a flat screen TV, DVD player and an en suite bathroom. The master bedroom has a King bed and the master bathroom has a large soaking tub and walk in shower. The 2nd bedroom has 2 Twin beds, great for the kids!
Stay cool during the Summer months with central AC and ceiling fans throughout the villa. There is a dimmer light to set the ambiance. The washer and dryer in the unit are available for guests to use. There is 1 covered parking spot, just a few steps away from the unit.
Kolea is a gated community located on the Big Island in Anaeho'omalu Bay ("A-Bay"), home to giant sea turtles and a playground of migrating whales. With the only private beach access in the Waikoloa resort area, Kolea rests amidst palms and ancient fish ponds near the water's edge where Mauna Kea, the world's highest island mountain, meets the ocean. The King's and new Queen’s Shops, within walking distance, offer world-class dining and shopping. A full-scale gourmet grocery store is available at the Queen’s Shops. Swim with dolphins, whale watch (December to April), play golf, go to a traditional luau, all within the resort.
A heated infinity edge pool and concierge services, to the unexpected, like a private beach club, the Kolea experience is one of privilege and perfection.
Air-conditioning in the condo: The A/C is set to come on only when the temperature in the condo exceeds 75F. The A/C is controlled from a central thermostat. The timer needs to be activated to have the thermostat control the A/C.
Smoking is strictly prohibited inside the property, on the premises, and in any nearby common areas. Violations will result in an automatic $500 fine, plus any additional costs for carpet and upholstery cleaning or other damages caused.

Pool is heated.
This home will be stocked with a starter set of consumables such as soaps and paper products. Guests are advised to either bring or purchase additional after arrival.
Air-conditioning in the condo: We follow Department of Energy recommendation and the limit on the AC is 75F. Between the hours of 8:00am to 8:00pm, the AC is on a 4-hour timer. The AC is controlled from a central thermostat. The timer needs to be activated to have the thermostat control the AC. To turn the AC on, simply turn the nest dial to adjust the temperature setting....

The condo was a real disappointment and misrepresented in the listing photos. The built in high-end microwave could not be used because the digital display did not function properly. It was replaced by a cheap counter top model. The refrigerator had broken shelves and drawers. The oven was not really useable since it smoked and the built in stove-top exhaust vent did not work. Some of the provided knives were peeling the top layer. (weird) There was no coffee, pepper or other items that are normally provided to get you settled in.
The couch and chairs in the living room were as bad as we've ever seen in a rental.
The lanai had a low-end table with five chairs,
one was nearly ripped in half. (not the ones pictured on VRBO) The view from the lanai was not good.
Bugs, bugs bugs.. there were no screens leading to the lanai so doors had to be kept closed at all times. Inside the condo we had lots and lots of brown bugs (roaches? beetles?), little centipedes, ants and even a extremely large spider. We have lived on the Big Island, never had problems controlling bugs.
Through all this Grand Welcome and VRBO were good, responsive and really tried to help us, but the problems (bugs) were too much.
We left 10 days early. Grand Welcome refunded for the days we left early and VRBO refunded their entire fee.
I would use them both again.
Kolea is a beautiful complex. Great location, close ocean access. Great pool and beach club.

Ignoring the negative reviews and focused on the positive ones??...however....the negative ones are correct.
1. Pictures not accurate (patio furniture is basic Target stuff...not nice padded furniture like in the pictures....there is no radio/stereo in the place...there were in the pictures)
2. Limited kitchen supplies and basic at best....no can opener???? Knives cheap and dull....Cutting boards think and flimsy....no plastic cups to take down to the pool.
3. Beds in 2nd bedroom are squeaky, roll around and are seeminly short (my 5' 7" daughters feet hung off the end.
4. AC System programmed to shut off at night and hard to figure out if you don't own a similar system.
5. Bugs are bugs...this is understandable in a 1st floor property...they will fly in if you open the patio in the evening...that's just how it is.
6. Propane ran out after two cooking sessions and in the middle of a third session...the other tank available was empty...had to call to get them replaced.
Kolea is an awesome facility, but book a different unit not from this company.

This is the place for you if you are a do it yourselfer. Not only did I have to pay for the thermostat to be fixed, but also there weren't enough pillows for the bed! Loved my trips to walmart to buy these items, plus all of the extra kitchen items to make that functional. The list goes on and on! Great times were had by all for the few hours we got to relax when not dealing with issues in the condo, but unfortunately there were so many thing to work around that not much time was spent relaxing. And dont bother calling the prioerty manager, they have a 1800 nulber to call, but no one ever calls you back or gets someone local to come fix your problems. And then when you finally do talk to someone, they promise to reimburse your costs, but then change their mind when its time to actually give you the money. Great customer service.

Location and property are first rate. The only issue I have is with Grand Welcome and their inability to answer a basic question we had before checking in. It appears they have an automated response or that responses are managed by staff who are not well trained. My simple question was to find out if we had pool access to neighboring resorts, The Grand Welcome staff either did not respond after numerous requests or referred me to received check in documents that did not mention my question around resort pool access.
