Unit 301-B is a newly renovated 3 bedroom, 2 bath family friendly condo where sea turtles swim in the waves just below the balcony all year long. The master bedroom has a King bed with a private bathroom and shower. The second bedroom has a Queen bed, ocean breeze and screen doors which open onto the large balcony. The third bedroom has two twin beds with windows that open onto the balcony overlooking the ocean and crashing waves. The living room has screen doors opening to the balcony, has a couch which opens into a full sized bed, and is adjacent to the second bathroom and shower. This is the ideal location for several couples or a family (or 2 families) tropical vacation whether you simply want to relax to the sound of the crashing waves or establish a base for island wide adventures. The unit includes beach towels, board games, DVDs, toys and children’s books, sand toys and basic adult and youth snorkeling gear to enhance your beach fun. A pack-n-play is available upon request.
Poipu Beach for swimming, snorkeling, body surfing, surfing, open-water swimming, shaved ice and famed Brennecke’s Seafood Restaurant is a 5 minute walk from a path leading from the back of the condo. Rental gear for snorkeling, body surfing and surfing is a 5 minute drive away with both daily and weekly rates. Starbucks, other local cafes, fresh sushi and numerous other local shops and restaurants are minutes away. Awake in the early morning because you haven’t adjusted to jet lag? Paths along the ocean lead in both directions to the Grand Hyatt and Marriott Hotels and lengthy hiking trails along the rocky shore. Local guide books and maps will direct you to other amazing Kauai excursions including tubing down rivers, train rides through banana plantations, hiking in Waimea Canyon and single or multi-day sailing, snorkeling and hiking adventures along the Napali Coast. Views will be slightly blocked by scaffold on the East and West end of building B.
Contractors will need temporary access to the second and third-floor units to paint the lanai walls, eaves, and second floor ceilings. They will ensure floor protection is used when entering units.
Work Plan:
Scaffolding will be set up in phases
They will be putting up the scaffold on one side then taking it down once that side is done, repeating this process on the other end.
Process includes:
Pressure washing with cleaner
Allow drying time
Pressure washing with water
Allow drying time
Inspection for rust and dry rot, spot prime the rust and repair dry rot (if repair is possible)
Two coats of paint, allowing drying time between each coat.

What can be more amazing that sitting on your deck watching sea turtles below? Looking out from the dining room looked like we were on a boat! The bad news, not sure we will ever find a place that is better than this. I also don’t think I’ve ever stayed anywhere in Hawaii without seeing at least one roach, but not even one at this place. Lots of room on the deck with plenty of chairs for the 5 people in our group. I enjoyed the walk to the ocean path to view the sunrise. In early May the temperature was perfect 24/7. We did go to the athletic club to enjoy drinks by the pool, a game of shuffleboard and a morning workout. Beds were comfortable. The walk to Poipu beach was an easy less than 15 minute walk. I highly recommend staying at this condo!

The unit is just as listed with two very nice rooms and one smaller room, and an enormous balcony. With the cool breezes and the roaring waves, it was really easy to sleep. We didn't spend a ton of time in the unit and only used the pool once, but if we did it again, we'd plan more downtime to just hang out and enjoy the view.
There are only two drawbacks to the unit. The first is that it's on the second floor with no elevator, so it can be challenging to get your luggage and groceries up and down. The second is the parking. All of the cars are parked really tightly and there really aren't a lot of spaces. By the end, we were just parking at the top of the hill and walking down to our unit rather than struggle not to damage our car.

As others have mentioned, the location/view is amazing, and this is why you stay here.
It is not a luxury unit, don't expect high end linens, appliances, or furniture. The unit overall is tired, but standard and functional. No frills, the view is the star.
Up to 5 people would be comfortable. The pictures of the unit and seating available is accurate, so make sure it will work for your group. If you need a lot of personal/private space, this unit isn't for you. There is a lot of seating on the lanai.
Walkable to boogie boarding, snorkeling, surfing and swimming beaches. Some restaurants within walking distance, and numerous within 5-10 min drive. Close to grocery stores. Kitchen had basic needs covered. Saw turtles, dolphins and whales (in season) daily from the lanai. Lanai never saw direct sun all day, so the unit was always cool. Ceiling fans worked well.
Pool comfortable. Parking tight. Some units don't have elevators. If stairs are an accessibility issue, this may not be the right unit.
Beds are very firm. Washer/Dryer worked well.
Cleanliness issues: Sand, dirt, grease, food stuck to plates, grime on glassware, dirty mirrors/glass. Coffee grinds left in maker.
Maintenance issues; fire alarms had bad batteries and beeped the first night there, bath hardware loose and/or corroded, paint chipping off in places, lanai doors hard to open/close/lock.
Had a great time, just know what to expect!

We loved the ocean front experience! Watching the surf and turtles…listening to the waves throughout the day and night. We would stay here again but for fewer days. Our family of 6 (all adult size) found the kitchen and living area to be too small to be comfortable. Fortunately, the beautiful weather allowed us to spend a lot of time out on the wonderful balcony.
Pros: amazing ocean front view! frequent sea turtle sightings, ample balcony seating, spacious bedrooms, walking distance to the beaches (take the “short-cut”), nice pool, some recent updates (kitchen, flooring, showers), athletic club access.
Cons: tight/small kitchen, small living area, no AC, challenging parking (steep and tight), damaged beach equipment (especially the snorkeling equip - plan to rent or bring your own), needs some maintainence (but much of the damage is salt water corrosion which is difficult to avoid given the location)

Amazing view - that's what you're paying for so enjoy it. Turtles, Dolphins and Whale sightings daily from the balcony. Overall condo and property is very nice and clean but not luxury or extremely large. We had 5 in our party which was about max. Bed and mattresses very firm....european style. Living room is small for 4 people but comfortable. Pool was not heated which made swimming in January not much of an option. Location is short walk from downtown and beaches. Would recommend and stay again....especially if the pool heater was working.

We stayed here for a week with 6 adults. We had a great time at this condo! The location is amazing. Walkable to Brenneke's and Shipwreck, perfect sunset views from the lanai and no noise except the waves. (Though the waves could be exceedingly loud at times and did require the windows shut in order to sleep!). This is what you are paying for with this condo.
The beds were clean and comfortable and there were plenty of nice towels, but I will echo the other reviewers that you should not expect luxury here--the kitchen furnishings and lanai furnishings are very basic and a bit worn. The place is a bit small for 6 adults--the dining table seats 6 which is nice, but the living area only has seats for 4, so we ended up pulling over some dining chairs when we wanted to watch TV. The kitchen is pretty small, but was fine as long as we only had 2 people in it at a time. The floors are tile throughout.
We had a few maintenance issues while staying here, but they were dealt with with impressive promptness!
Overall we had a wonderful week here! For the amount of money we spent on this condo for our group of 6 adults, I do think I'd probably do it differently next time though--something larger and more luxurious, even if it were less convenient to the beaches and views.
