PLEASE NOTE: Waikoloa Beach Villas will be restoring exterior woodwork throughout the complex. The scope of work to include Ohia Wood Posts a, 2nd and 3rd floor railings, trellises and A/C enclosures at each building. Each building will be worked on one at a time for approximately 2-4 weeks. Lanai furnishings/decor will be moved while the building is worked on. The contractor will access the upper floor lanais by ladder. This project will begin in July 2024 and is expected to last until March 2025 (dates subject to change depending on weather). The contractor will be onsite working 8am-6pm Mon-Fri. Hilton Pool Pass: Valid for stays in 2024. Maximum 6 persons per pass (children under the age of 5 are not counted towards the 6 person max). Use of the Hilton Waikoloa Pass is valid from 4pm on your arrival date and 11am on your departure date. The pass and instructional letter will be in your vacation rental upon arrival. Free Self-Parking for one vehicle at the Hilton Waikoloa Hotel. Access to all pools, waterslides and hot tubs at the premises of the Hilton Waikoloa Hotel. Includes pool towel service. No blackout dates or restricted use, Fitness Center use from 9am-5pm for $20.00 per day, per person (regular rate is $25.00). Locker rental at the Kona pool for $10.00 per day, per locker. We do not have the ability to add additional people to the pass. Users must be registered guests of ResorticaHawaii.com. There are no exceptions to this policy and if policy is breached, the pass can be revoked. Passes cannot be sold or purchased, they are an inclusion in your stay at participating ResorticHawaii.com vacation rental properties. If pass is lost or damaged, there is a $250.00 replacement fee. Terms and fees are subject to change.

Amenities:
Beach Equipment: All of our vacation rentals include beach towels for the maximum occupancy, four beach chairs, two boogie boards, one beach umbrella and one small portable cooler.
Non-Smoking: All of our vacation rentals are Non Smoking. Many of the gated condo complexes are completely smoke free (including e cigarettes) within the entire gated complex.
Hair Dryer: There are hairdryers in each bathroom.
Baby Equipment: Due to safety/sanitation/liability we do not provide baby equipment. Please refer to our Concierge Service page on for local company that rents, delivers and picks up baby equipment.
No Pets: All of our vacation rentals are pet free.
Parking: Parking for one car in the garage. Additional car is on a first come, first serve basis in any unmarked/visitor parking spots. Maximum two cars allowed. Must have parking pass on dashboard throughout your stay. Parking Passes provided upon arrival. Oversized or commercial vehicles are not allowed.
Swimming Pool: Two community swimming pools.
Hot Tub: Two community hot tubs.
Fitness Room: Yes, fitness room onsite.
Air Conditioning: Yes, central air conditioning throughout.
BBQ: BBQ Grill on the lanai.
Washer and Dryer: All of our vacation rentals have a washer and dryer in the unit.

What a beautiful villa to have as our home base for 4 days! It was clean and spacious and so quiet. We enjoyed sitting out on the covered Lanai. The villa was close to so many beaches and we could just walk across the street to the Queens and Kings shops, while still being close enough to Kona for a quick 30 min drive. We would stay here again if we ever make it to Hawaii again! Thank you for an amazing stay!

We had a great time in Waikoloa and this condo was fantastic. We had stayed in this complex several years ago (a different unit) and it was just as good as we remembered. The unit itself was well appointed and had everything we needed. It was well maintained and very clean. The pools are perfect for a young family and the location is great. The Hilton passes were an added bonus, too. Booking, check-in, and communications from the property manager were fantastic. We would happily stay here again and would have no issues recommending this condo to anyone looking for a great place to stay while on the Big Island. Mahalo!

We absolutely loved this condo. It was larger that the photos made it look and all of the amenities, finishes, linens were very high quality.
They had everything we could have needed and more. The kitchen was fully stocked with everything to cook, the garage had tons of beach/pool gear and the bbq on the patio was great.
Comfortable beds, easy parking, close to the pool and the location in Waikoloa made shopping, coffee and groceries easy to walk to.
We will definitely stay here again!

This property is fantastic! We loved being on the top floor, absolutely everything was wonderful! Especially enjoyed the lanai for morning coffee and then prepared dinners on the grill each night. Super comfortable bed and very quiet!

Everything described and seen in photos is exactly what you got! So much space, a true home away from home. Fantastic kitchen with every utensil and equipment possible. Beautiful view from the balcony across the golf course, a great spot to watch the sunset, eat a meal or relax with a book. Main bedroom is do spacious with a huge ensuite. The kids loved their comfortable beds and slept so well. Situated in an amazing resort with the queens and kings shops directly across the road. A Bay beach just a short walk or drive away, was great to watch the sunset from here and the kids favourite beach to swim. The Hilton pass was great to use for a few days amongst the trip with fantastic facilities to utilise.

Excellent convenient, quiet, functional condo in great location. We had a few maintenance issues that were addressed immediately which was much appreciated. The master bed is incredibly comfortable. The Hilton pool pass would be great if you are traveling with children.

We enjoyed staying here as a family of four. We had plenty of space. The unit was very clean and centrally located. We were able to easily walk to dinner and the grocery store. Being able to do laundry towards the end of our trip was also a perk. Would book again!

Great location if you want to visit both the northern beaches and the pool at the Hilton Waikoloa. We’d go to the beach in the morning, come back for lunch & to rest, then go to the Hilton Waikoloa pool in the afternoon. The Waikoloa is a long walk or a short drive away.
The condo is well-stocked with beach gear, so we didn’t need to bring or buy anything.
We loved having both a kitchen and a washer-drier.
Management responded quickly when we needed a repair, even on a weekend.

The condo itself is well appointed - kitchen appliances, showers, good quality beds and linen… The property management is professional and responsive, with clear and timely communications.
The pool pass at Hilton is an excellent perk, for families with kids who love water.
In summary, a very good choice for a base on the Kona side of the island - even if it is about a half-hour drive from the center of Kona town.

Had a couple issues with hot water and the dishwasher. But the property manager was very quick to respond and remedy any issues. Great location and the Hilton pass was an added bonus that our kids loved!
