PLEASE NOTE: Waikoloa Beach Villas will be restoring exterior woodwork throughout the complex. The scope of work to include Ohia Wood Posts a, 2nd and 3rd floor railings, trellises and A/C enclosures at each building. Each building will be worked on one at a time for approximately 2-4 weeks. Lanai furnishings/decor will be moved while the building is worked on. The contractor will access the upper floor lanais by ladder. This project will begin in July 2024 and is expected to last until March 2025 (dates subject to change depending on weather). The contractor will be onsite working 8am-6pm Mon-Fri. Please reach out with any questions. *****The work at Building J is scheduled for Nov 22-Dec 9, 2024

Amenities:
Beach Equipment: All of our vacation rentals include beach towels for the maximum occupancy, four beach chairs, two boogie boards, one beach umbrella and one small portable cooler.
Non-Smoking: All of our vacation rentals are Non Smoking. Many of the gated condo complexes are completely smoke free (including e cigarettes) within the entire gated complex.
Hair Dryer: There are hairdryers in each bathroom.
Baby Equipment: Due to safety/sanitation/liability we do not provide baby equipment. Please refer to our Concierge Service page on for local company that rents, delivers and picks up baby equipment.
No Pets: All of our vacation rentals are pet free.
Parking: Parking for one car in the garage. Additional car is on a first come, first serve basis in any unmarked/visitor parking spots. Maximum two cars allowed. Must have parking pass on dashboard throughout your stay. Parking Passes provided upon arrival. Oversized or commercial vehicles are not allowed.
Swimming Pool: Two community swimming pools.
Hot Tub: Two community hot tubs.
Fitness Room: Yes, fitness room onsite.
Air Conditioning: Yes, central air conditioning throughout.
BBQ: BBQ Grill on the lanai.
Washer and Dryer: All of our vacation rentals have a washer and dryer in the unit.
Cable TV: Basic Cable. TV located in Living Room, Master Bedroom and Guest Bedroom
WIFI: WIFI included.
Linens: All bed, bath linens and beach towels provided.
Kitchen: Cookware, Drinkware, Utensils, Dishware, Drip Style Coffee Maker, Blender, Rice Cooker.
Waikoloa Beach Villas J22 is located on the second floor of the J Building. There is elevator and/or stair access to the second floor. Offering views of the golf course and beautiful decor. Bedrooms have blackout window blinds for ultimate sleep comfort. This vacation home is a perfect place for a relaxing vacation!
The Waikoloa Beach Villas are a gated condominium community in the heart of the Waikoloa Beach Resort on the Kohala Coast of the Big Island of Hawaii. Centrally located across from the Waikoloa Queens Marketplace, Island Gourmet Market and Kings Shops for great shopping and excellent dining. Anaehoomalu Bay Beach is a short 15 minute walk or a few minutes’ drive from the Waikoloa Beach Villas.

Management folks were very helpful. We had a pkg. sent to them and they had it waiting for us in the unit when we checked in.
Also had minor electrical problem fixed same day I told them about it.
I love having the BBQ on the lanai.

This was a beautiful property that was clean, well-kept, and had everything you needed to make you feel like you were in your home away from home in Hawaii. The location was great and is in easy walking distance from shops, dining, and the beach. We particularly enjoyed walking to the beach and watching the sun set each evening as we floated in the ocean. We will definitely be back! Aloha!

Pros:
- The property has clearly been well maintained over the years and the property management firm is well organized and very responsive.
- Location is nearer good beaches. Limited views of mountains
- pretty well supplied, good beach supplies
- AC
Cons:
- Lighting is very limited and what exists unfortunately is dated with dark shades. Except for kitchen, really difficult to read after dark.
- Views and condo could be Florida or any relatively tropical area. No great or unique Hawaii views.
- thermometers are hard coded and unable to adjust below 74
- Appliances are pretty dated. Dishwasher only works after scraping and rinsing, racks rusted and missing wheel. Disposal basically doesn't work.
- Many very particular rules/guidelines on appliance use
