● Our Kona beach house is right on the water! Adjusting to the sound of ocean waves might take a night or two; embrace this opportunity to immerse yourself in nature’s melody.
● Most visitors relish the warmth of Kona but it’s worth repeating that there is no central air
conditioning. There are overhead fans throughout the house and the nearly constant trade winds provide a breeze through the louvered windows in every room. The swimming pool is just steps from your lanai, and the master and guest bedrooms upstairs have air conditioners for those who prefer a lower temperature while they sleep.
● As we're nestled in the tropics, some friendly bugs might make their way indoors despite our best efforts. Remember to keep food stored away and take out the trash daily to keep them at bay.
● The guest rooms are made up with king beds, by default. If you would like twin beds in either guest room, please let us know. The downstairs guest room can also be set up with sofas to serve as an additional sitting area.

The home was clean and well appointed. Unfortunately we saw issues with the maintenance staff. They persisted in parking in our assigned shaded spot leaning us to park in the sun everyday. They painted all the parking spots while we were here blocking us out and they parked in our spot even before and after painting.
The pool maintenance people had not checked the hot tub water level for at least 2 days and it gurggled and sputtered for those first 2 days. We are leaving today and is is low on water again. park

House was perfect and the kitchen was stocked the best I have ever seen in a VRBO. The host was kind enough to supply a starter coffee set, trash backs, laundry detergent, dishwasher detergent. The only thing I forgot to ask was did the unit have a/c. Many properties in Kona do not.
The unit does not have central air conditioning, but the upstairs bedrooms have stand alone units. For me it was not enough in the hot part of the day but my friend staying downstairs was just fine. It all depends on your preference.
The pool was amazing and I can't say enough good things about the host.
I would definitely return.

The house was amazing! Great location, beautiful home, well stocked kitchen, lots of pool and beach supplies, helpful property management staff!
The only negative is the lack of central air conditioning. As advertised, the bedrooms had air conditioners. The fans and breeze from the windows were helpful, but we were uncomfortable much of the time.

Beautiful and great pool. Would not recommend staying in august or hottest months. Only master bedroom had an external standing air conditioner. Not comfortable temperature in that room. The rest of the place had no air conditioning. Impossible to sleep.

Family trip- 2 parents and 2 teenagers. Enjoyed the space to spread out. Only improvement to suggest would be an AC unit in the downstairs bedroom. Plenty of kitchen supplies and beach equipment.

The views from the unit were beautiful, some of us woke up early and enjoyed the morning crashing waves. The sunsets were breathtaking and it was in close driving range from downtown Kona. The description says AC, however that is only true in 2 of the rooms, the rest of the house is very warm throughout the day, even with the ventilated window strategy. Beaches were in walking distance, not on the property, but the pool was nice and clean. No shoes were allowed in the house, that was a surprise for us, and we did encounter some bugs, including cockroaches. Overall it was a wonderful trip, a great location for our family, and will provide lasting positive memories for all of us.

The house is fantastic and exactly as described. The lanai overlooks the pool and the ocean and a great location for a home base. The kitchen is so well stocked with everything you need- even a blender to make a smoothie. We appreciated the cooler and ice bags so we could pack a picnic for Volcanoes National Park. There are 2 bedrooms on the 2nd floor each with a bathroom. The one with the king bed has a balcony that also overlooks the pool and ocean. When we were there, the weather was hot, but there was a portable AC in each of the upstairs bedrooms so that was helpful. Our kids stayed in the room downstairs and it was made with 2 twin beds. It is really part of the family room - though there are doors that can be pulled to separate it- but no one can be in the living room without keeping those in that space awake. No AC in that area, but the ceiling fan kept it OK. I would stay here again and recommend it!
