The Space:
Experience resort living in this thoughtfully designed townhouse, perfect for families and groups. This two-story home comfortably accommodates up to 8 guests and offers a range of spaces designed for relaxation and enjoyment.
Bedrooms:
* Primary Bedroom: Features a luxurious king-size bed, a private lanai for serene moments, and an en-suite bathroom for ultimate privacy.
* Queen Bedroom: Offers a comfortable queen-size bed and is located on the main floor. No need to climb stairs and is near a private bathroom.
* Twin Bedroom: Includes two twin beds, which can be converted into a king-size bed with advance notice. This room is perfect for children or individual travelers it is on the 2nd floor with ensuite bathroom.
Loft: A versatile loft space with a full-size futon, a desk, and a 32" monitor, ideal for remote work or additional sleeping space. The washer dryer is located in the loft as well near the two upper bedrooms.
Each bedroom is equipped with its own TV for personal entertainment. Enjoy fast internet with 400 Mbps speed throughout the house.

Mauna Lani Beach Club & Palm Villas
As a guest of Palm Villas, you’ll enjoy exclusive access to the private Mauna Lani Beach Club. The Beach Club offers fantastic snorkeling, complimentary chaise lounges, cabanas, restrooms, and showers, along with convenient, private guest parking.
There is an exercise room within the Palm Villas as well as a pool and hot tub that are available for your use. You can visit and use the Mauna Lani Fitness and racquet club for additional fees.
The Beach Club is also home to Napua Restaurant, which serves lunch daily and offers a gorgeous oceanfront setting. At 4:00 pm Napua resets the restaurant with white table cloths for an upscale dinner beginning at 5:00 pm.. Napua is open to the public for dinner (not just Beach Club guests), and reservations are highly recommended.
Palm Villas is a small, luxury gated community in the heart of Mauna Lani, offering a peaceful, tropical setting for your stay.
There is one assigned parking spot per unit. We provide a parking placard for a second vehicle.
Beach towels are provided for your convenience.
We provide everything you need for a day at the beach including: beach towels, beach chairs, boogie boards, a beach umbrella, snorkel gear, coolers, and sand toys.
This is a non-smoking property, and pets are not permitted.
Our cancellation policy is intentionally very flexible for your convenience. However, last-minute cancellations can significantly impact our owners, as they result in lost revenue that cannot be recovered.
If you think there’s any chance your plans may change during the period when the cancellation policy is in effect, we strongly recommend purchasing the low-cost travel insurance offered at booking. This ensures that you’ll be eligible for the refund you’re hoping for, even if unforeseen circumstances arise.

The place was beautiful and was just as pictured. Check in was easy and they provided everything you need for your stay. We however would never stay at this property again. We were yelled at by a neighbor for whispering outside at 9:30pm. There were 3 of us, no music and i had my sleeping baby in my lap. Honestly, it made us uncomfortable the rest of our stay. When i reached out to the company they informed me that this wasnt the first time it had happened and we should stay inside after 9. Had we known this in advance we definitely would not have booked the property. This is way more like a retirement community and not geared towards families.

Excellent place to stay! Rooms and beds are very comfortable! House was exceptional! And everything was provided for going to the beach. Close to good restaurants and easily accessible to sightseeing and touring the island!
This home has everything you need for a wonderful time in Kona. The rooms are cozy and comfortable. The beach gear was awesome! The pool behind the home was well maintained and clean. I loved our time here and can’t recommend this home enough!
Place was beautiful, roomy and comfortable for 5 of us ranging in age from 15-80. Beautiful grounds and pool. Walk to beach is longer than noted and not obvious, but ok once we figured it out.

We loved staying at your place! The storage closet full of beach chairs and snorkeling gear was such a bonus and the large computer monitor for working was great! But what we loved the most were the high ceilings and the outdoor spaces. Thank you!
We enjoyed a family trip, my spouse and our young adult kids. We were traveling with my sister and her family including kids 8 & 10 years old. (stayed in condo in the same complex - many to choose from so great for this arrangement) There was something for everyone, walking to beach, beautiful pool, walk to restaurants at Mauna Lani. Walk to coffee shop and groceries. Beautiful lava tube parkland adjacent to the villas. The kitchen at I-1 was the best equipped kitchen of any vacation rental I've stayed in. Even a griddle for pancakes in the morning. Would definitely stay again!
Not as family friendly as indicated. The accommodations were great, very clean, very well equipped and comfortable with great indoor space for family time. The community, however, was not family friendly as one of the neighbors was very rude about constantly “policing” noise, kids playing too loud in the pool, and things on the lani or balcony, so much so that we felt like we were being watched all the time which is an unpleasant feeling. We have absolutely no complaints about the condo itself, if it was in a different neighborhood away from the rude neighbor it would have been perfect!
The property was beautiful and everything they advertised. The location was perfect and the pool and beach club were just a bunks for the 10 days we stayed. I would recommend this property to anybody that wants ants to relax and enjoy the island
Overall this property was nice and the property management company was very helpful, but the complex has way too many rules so it makes it hard to relax. The carpet in this place is getting pretty worn and nothing has really been updated inside. I also noticed some white towels and bed sheets that were stained. Those should be thrown out as it’s pretty gross to pull out a fresh towel with stains. Lastly. the dryer didn’t work very well and seemed to take forever to properly dry clothes and towels. Not sure we’ll come back to this particular complex but overall we had a great time.
Great condo and great location. Hope to return for another stay. Highly recommend for families
